Erin Ridge North "Density Reduction" Application Area


Applications have been received to amend the Erin Ridge North Area Structure Plan (ASP) and the Land Use Bylaw Schedule A. The purpose of these amendments is to re-distribute the residential densities within the plan area.

Area Structure Plan Amendment

The proposed amendment will remove a medium/high density residential site and redistribute the density among a number of low, medium, and medium/high density residential sites, as shown on the Resident Circulation - Figure 2 - Proposed ASP Land Use map, available on the right side of this page under Key Documents. There will be no change in the total number of dwelling units in the Erin Ridge North ASP.

Land Use Bylaw Schedule A Amendment

The Land Use Bylaw 9/2005, Schedule A, graphically identifies each parcel of land in the City and its current land use district. When there is a change to a district in Schedule A, a redistricting occurs. The area of land being redistricted is approximately 6.0 hectares (14.8 acres), with the redistricting occurring in a number of sites north of Neil Ross Road, as shown on the Resident Circulation - Figure 5 - Proposed Redistricting map, also available under Key Documents.

Public Hearing

Before these Bylaws can be approved by Council, a public hearing will be held on June 21, 2021.

If you wish to address Council about these Bylaws, you may request to speak by sending an email to legislative@stalbert.ca by 10:00 a.m. on the day of the meeting. You will receive a reply email confirming your registration as a speaker and the Zoom link to the meeting.

Comments and opinions can be submitted here. These submissions will be sent to the Planner managing the application, and will also be given to Council as part of the agenda report. Questions about the project and/or process can also be submitted here.
