Leder Investments Ltd. has submitted applications proposing to change the use of the site at 4 Redspur Drive, from medium density residential (R3A) to high density residential (R4). This change will require an amendment to the Riverside Area Structure Plan, as well as to the Land Use Bylaw Schedule 'A'.

Residents and businesses within 100 m of the site were notified of these applications by mail. The Resident Circulation Letter can also be found under Key Documents (to the right).

A preliminary open house was held on April 8, 2024 at the St. Albert Legion. A second virtual public meeting was held on June 6, 2024. Please see the Transcript of the Public Meeting under Key Documents for details.

When a Public Hearing date is determined it will be advertised in the St. Albert Gazette newspaper under Citylights and posted on this project page under Cultivate the Conversation.

Land Use Bylaw Update

On October 15, 2024, a public hearing will be held with Council regarding the Land Use Bylaw Update. The Land Use Bylaw will be given a new bylaw number, Bylaw 18/2024. As part of this update, the Medium Density Residential (R3A) will be renamed to Medium Density Residential (MDR) and High Density Residential (R4) will be renamed to High Density Residential (MDR).
